HomeBase Services Inc. operates the apartment locating service offered through Howdy Apartments. This notice explains how we use information you provide while searching for an apartment, arranging tours, requesting help, and recording your lease.
Information you provide
We collect the information you choose to submit, including your name, email, phone number, apartment preferences, budget, planned move-in date, saved searches and apartments, tour requests, messages, and lease details. Lease details include your selected community, apartment number, rent, lease start date, term, and referral confirmation.
How we use it
We use your information to save and personalize your search, communicate with you, arrange the tours you request, help with your selected apartment, respond to help requests, and provide the optional features you choose to use. We request lease details to confirm your lease and our referral with your selected apartment and collect the referral commission owed to HomeBase Services Inc.
When information goes to an apartment
Viewing matches or a proposed itinerary does not send a tour request. When you review a tour and select “Schedule the tour,” we share the contact and scheduling details needed with the exact apartment communities you request on that tour. We do not send your details to other apartment communities just because you viewed them or saved them as favorites. A leasing team may contact you about your request.
When you save lease details, they are sent to Grant and stored for HomeBase Services Inc. We may send relevant contact, apartment, and lease details to the leasing team of the community you selected to confirm your lease, verify that HomeBase Services Inc. was your referral source, and collect the referral commission the apartment owes us. We do not send your lease details to unrelated apartment communities.
Who else processes information
Our team and service providers process information needed to operate the website, store your records, provide features such as AI assistance, and deliver emails. These operational services are separate from sharing your information with an apartment. We do not sell your personal information. We share information for the requested services and permissions described in this notice, or when necessary to meet legal obligations. The operational providers described above process information on our behalf to supply this service; they are not an authorization to share your details with unrelated apartments or marketers.
Your express permission
The lease form asks you to authorize HomeBase Services Inc. to receive and process your lease details, with its operational service providers, and send relevant information to your selected apartment for lease and referral-commission confirmation. We record that authorization when you submit. Company status updates are described above; unrelated sharing requires separate express permission.
Saved searches and site operation
The site uses cookies and similar storage to recognize your saved search and support the features you request. Our hosting and other operational providers may process technical information such as requests, IP addresses, device details, and error logs to run and troubleshoot the service.
Optional ChatGPT visit measurement
If you arrive from a reported ChatGPT link, we ask whether you want to allow optional visit measurement. Only after you select “Allow measurement,” we count the landing, completed new signup, and successfully sent new tour requests in daily totals by website. These measurements do not store your name, contact details, customer ID, chat, full URL, or IP address. A short-lived signed cookie records permission for up to eight hours without a visitor identifier. Use “Turn off” at the bottom of the website to withdraw permission. Declining does not affect your search. We respect browser Do Not Track and Global Privacy Control signals. We remove daily totals older than 90 days when monitoring next runs; withdrawing stops future measurement but cannot remove your contribution from an already combined anonymous total.
\nRetention and security
We retain information needed for your search, requested services, lease and referral records, troubleshooting, and applicable obligations. Access is limited to the people and providers who need it for those purposes. No website or transmission method can guarantee complete security.
Your choices and questions
You can explore areas without scheduling a tour. You can stop before scheduling without sending a request to an apartment, and you can return to the lease form to update your details. Some records may need to be retained for existing transactions or legal obligations.
